With such economic calamity, <strong>opportunities begin to emerge for those astute enough to seize them<\/strong>. A dip in GDP is commonly accompanied by lower prices and limited cash flow in property markets. Prolonged periods of negative cash flow forces corporations to slash prices to sustain operations, and that is <em>precisely what is happening right now<\/em>.<\/p>\n<p><img decoding=\"async\" style=\"width: 1600px;\" src=\"https:\/\/info.savoryandpartners.com\/hubfs\/Prolonged%20periods%20of%20negative%20cash%20flow%20forces%20corporations%20to%20slash%20prices%20to%20sustain%20operations.jpg\" alt=\"Prolonged periods of negative cash flow forces corporations to slash prices to sustain operations\" width=\"1600\" \/><\/p>\n<p>Perhaps the most interesting part of the EFA\u2019s 2021 forecast has to do with its recovery projections; The EU\u2019s GDP increases by 6.1% while inflation is set for a surge of 1.3%. These numbers indicate a V-shaped economic growth rate, the bottom of the \u201cV\u201d presenting the <strong>ideal investment opportunity<\/strong>. Residential properties across the <a href=\"https:\/\/old.savoryandparnters.com\/programs\/residency-by-investment\/\" target=\"_blank\" rel=\"noopener noreferrer\">European Union<\/a>, says Liam Bailey, Global Head of Research at <a href=\"https:\/\/www.knightfrank.com\/\" target=\"_blank\" rel=\"noopener noreferrer\">Knight Frank<\/a>, are set to suffer a <span style=\"font-weight: bold;\">5%<\/span> fall, while the effects are more pronounced in the office and commercial segments, where declines could amount to <span style=\"font-weight: bold;\">10%<\/span> and <span style=\"font-weight: bold;\">20%<\/span>, respectively.<\/p>\n<blockquote>\n<p style=\"text-align: center;\"><em>\u201cThere were positive signs in several markets globally that prime prices would rise throughout 2020 but, unsurprisingly, COVID-19 has put a halt to that\u201d explains Bailey.<\/em><\/p>\n<\/blockquote>\n<p>\u201cOf the 20 cities <a href=\"https:\/\/www.knightfrank.com\/\" target=\"_blank\" rel=\"noopener noreferrer\">Knight Frank<\/a> has analysed, 16 of these will see prime price declines in 2020, with only a handful avoiding a fall into negative territory\u2014either because of historic supply shortages or because <span style=\"font-weight: bold;\">transactions were able to continue during the lockdown and these measures are already being eased.<\/span>\u201d<\/p>\n<p>Note that one of the 4 cities Knight Frank indicates will not see a decline in prime property prices was <a style=\"font-weight: normal;\" href=\"https:\/\/old.savoryandparnters.com\/programs\/residency-by-investment\/portugal\/about\/\" target=\"_blank\" rel=\"noopener noreferrer\">Lisbon-Portugal<\/a>.<\/p>\n<p><img decoding=\"async\" style=\"width: 1600px;\" src=\"https:\/\/info.savoryandpartners.com\/hubfs\/Historical%20Centre%20of%20Lisbon.jpg\" alt=\"Historical Centre of Lisbon\" width=\"1600\" \/><\/p>\n<p>As real estate developers are scrambling to secure funds, prices are dropping, demand is decreasing, and competition for the best properties is suddenly significantly reduced, it increasingly looks as though the bottom of the V is near.
